250-Acre Ranch with Owner's
Home for Cattle or Agriculture:

Previously Operated as a
Successful Cattle Feedlot
for a Supermarket Chain


This 250-acre farm (100 hectares)
is located in Colonia Colomer east
of San Rafael and is one square
kilometer in area.

It has an owner home with 3 beds
and 2 bath, a huge kitchen-dining
area of about 500 square feet, a
living room, laundry room, a
separate room that can be used as
as a study and a large foyer at the
entrance. The is an ample outdoor
patio and attached garage and
equipment area.
They also have a barn.

IRRIGATION

There are two irrigation wells,
a six-inch wells for potable water
with a holding tank for garden
irrigation and cattle and livestock
at a depth of 23 meters. The
second is a 12-inch drilled well
at a depth of 50 meters. There is
no motor or electric panel, but
the owners had a bid provided
earlier this year to install that
along with 100 solar panels that
came in at about USD$50,000 --
sufficient to irrigate 40 hectares
(100 acres) with drip irrigation
fo crops like garlic, onions,
tomatoes, etc.

Currently they irrigate with 20
hours a week of canal irrigation
which is sufficient for the 51.8
acres (21 hectares) of land they
have leveled or in prior production.

In total they have 40 hectares
(100 acres) leveled and plantable.
Another 10 hectares (25 acres) can
easily be leveled for agriculture.
50 hectares (125 acres) are unleveled
open range for cattle.

QUINCE PRODUCTION

There is a well-kept 10-acre
orchard of quince trees (the
Champion variety for table fruit),
and in the past they had about 40
acres planted in tomatoes, corn,
alfalfa, etc. (See photos)

They have hail and frost crop
insurance for the quince, so even
in a bad year they can receive
some cash compensation ($2,200 in
their case if damage is assessed at
100%) along with discounts on
property tax and water irrigation
fees the following year. They
have a basic insurance package
which runs $140 a year, but other
plans are available.

FORMER CATTLE
OPERATION

The previous owners owned a
supermarket chain and ran a cattle
feed-lot operation on the farm for
meat production. They kept 500
steers permanently in the corrals
and ran 100 steers in the fields
with electric fences. At that time
they would buy the 500 head for the
feedlot at about 100 kilos, then
fatten them up to 300 or 400 kilos
over a period of 6 to 8 months before
being butchered for sales in their
stores. As soon as the steers were
butchered they immediately brought
in more head so the feedlot was
permanently full of cattle.

They farmed about 75 acres of
alfalfa on the property at that
time, producing between 1,500 to
2,000 rolls of hay per year, and
farmed 25 acres in oats. They
supplemented the diet with
purchased corn.

There is a tractor and other farm
equipment, plus some furniture, that
can be purchased separately.
